    Use cases

The certification work you already do, with the work shown

Each scenario below is what compliance staff do today, and what changes when the case runs in the product. Every step described is in the product now.

    LIHTC move-ins

Leasing and compliance staff certifying a household before it signs a lease.

    Today

The applicant's file is assembled by hand, pay stubs are annualized on a calculator, and the eligibility decision lives in a worksheet that can be overwritten later.

    With Verifikor

    • Open a move-in case with the unit, household size and move-in date, then collect documents by staff upload or a tenant link.
    • Income is read from each document; a person opens the scan and confirms every figure before it counts.
    • The household is tested against the income limit for its family size, the unit's rent limit and the student rule, each with its citation.
    • Questions the rules depend on, such as whether a live-in aide lives in the unit, are asked rather than assumed.
    Certification › Income limit check
Income limit check: income counted $53,664 is at or below the $70,980 limit for a household of 3 (HUD's 2026 60% limit for Sacramento County), with the figures used and the regulations applied.

    Annual recertifications

Compliance staff with a batch of households coming due.

    Today

Staff chase each household for documents, retype figures into a spreadsheet, and track due dates on a separate calendar.

    With Verifikor

    • Every household's next recertification date, worked out from the program's rules, in one list.
    • Request recertifications for a whole list at once: each household gets its own secure upload link by email or text.
    • Each new certification shows what changed since the last one.
    • At recertification the next available unit rule is checked: income above 140% of the limit (170% for a deep rent skewed project) is flagged.
    03 / 10

Set-asides and the average income test

Asset and compliance managers responsible for the property's minimum set-aside.

    Today

The set-aside and applicable fraction are rebuilt in a spreadsheet from unit lists and the latest certifications, usually right before a review.

    With Verifikor

    • Record the property's election: 20-50, 40-60 or the average income test.
    • The set-aside test and applicable fraction are worked out from the latest certification of each household and the units on file.
    • For the average income test, each unit's designated income limit is tracked and the average is shown, with how many units above or short of the target.
    • A household or unit that can't be placed counts as "can't determine", never as passing.
    04 / 10

    HOME units

Properties with HOME-assisted units, alone or alongside tax credits.

    Today

HOME requirements are tracked separately from the tax-credit file, often by a different person with a different spreadsheet.

    With Verifikor

    • Mark which units are HOME units and whether each is a High or Low HOME rent unit.
    • Enter HUD's HOME income limits and rents with the date they took effect and the HUD year.
    • HOME households are checked at move-in and in continued occupancy, next to the tax-credit result on the same certification.
    05 / 10

    Section 8 vouchers and project-based Section 8

Tax-credit properties with voucher holders, and properties with project-based rental assistance (PBRA).

    Today

HUD's total tenant payment, family-size rules and adjusted-income deductions are worked out by hand, then keyed into separate HUD software.

    With Verifikor

    • For voucher households, the tenant's rent and the family size used for HUD's Section 8 income limits are worked out under 24 CFR part 5.
    • For PBRA units, the household questions and the asset limit are applied, and HUD adjusted-income deductions are used.
    • A PBRA certification produces a worksheet with the HUD-50059 fields to key into your HUD-compliant software.

    Section 202 and Section 811

Supportive housing for the elderly (202) or for persons with disabilities (811).

    Today

Household eligibility and rent are worked out on paper, and an unanswered question tends to be filled with an assumption.

    With Verifikor

    • The household questions for Section 202 or 811 appear on the case only when the property is enrolled in that program.
    • Each household is checked for elderly or disabled-household status and against HUD's very low-income limit.
    • Adjusted income, total tenant payment and tenant rent are worked out under 24 CFR part 891 and part 5.
    • An unanswered question gives "can't determine" with the reason.
    07 / 10

    HOTMA changes

Properties moving from the old HUD asset and income rules to HOTMA.

    Today

Staff keep two sets of rules in their heads and decide case by case which one applies.

    With Verifikor

    • Each property records the date it applies HOTMA's income and asset rules; it is asked, never assumed.
    • Income from assets is worked out under the rules in effect for that certification: the passbook rate and asset threshold after HOTMA, the earlier rules before.
    • For HUD-assisted households, the HOTMA asset limit is checked with HUD's indexed figure.
    • Each certification records which asset rules it used, so a reviewer can see why.

State agency file reviews and Form 8823

Operators with a monitoring review or file inspection on the calendar.

    Today

Files sit on a shared drive. When a reviewer asks how a decision was reached two years ago, it has to be reconstructed, and a finding reported on IRS Form 8823 puts the credits at risk.

    With Verifikor

    • Run a pre-audit check: each item a reviewer would likely find, mapped to its Form 8823 category.
    • Download the audit day package: an index, the property's set-aside and applicable fraction, and each certification with its rule results and missing documents.
    • Re-check any certification: confirm the record is exactly what was certified and that the same rules give the same result.
    • Prepare the Form 8823 information for the state agency's review when a certification has a finding. Nothing is filed for you.
    Property › Pre-audit check
Pre-audit check for a property: risk Needs attention, each item mapped to its Form 8823 category, with the set-aside below the elected target.

Other assistance a household may qualify for

Resident services and compliance staff who want to point households to help they may be missing.

    Today

Benefit screening happens separately, if at all, and the household's income has to be gathered again.

    With Verifikor

    • Using the income and household already on the case, each household is screened against SNAP, WIC and LIHEAP income thresholds, and for a Section 8 voucher.
    • Programs the household may qualify for are shown to staff on the case.
    • It is labeled as screening, kept separate from the housing certification, and never changes the housing result.

Tenant uploads in English and Spanish

Properties whose households would rather send documents from a phone than bring them to the office.

    Today

Documents arrive by email, text photo and paper drop-off, and staff spend the week sorting and chasing them.

    With Verifikor

    • Send a household a secure link by email or text. No account or app needed.
    • The household picks English or Spanish; the choice is saved and later messages use it.
    • The upload page lists the documents staff asked for, and reminders go out while items are outstanding.
    • Each link is tied to one case and expires after 72 hours.
