About
Income certification you can prove
Verifikor is compliance software for affordable-housing operators. It runs the tenant income-certification process, from collecting a household's documents to an eligibility decision and a permanent, audit-ready record.
Why Verifikor exists
Properties financed with Low-Income Housing Tax Credits must certify, and re-certify every year, that each household's income falls within the limits for its unit. They must also be able to show, on any audit day, exactly how each decision was reached.
The software market serves the ends of that spectrum: enterprise suites sold by quote to large portfolios, and general property management tools that treat compliance as a checkbox. Many small and mid-sized operators in between still do this work in spreadsheets.
Verifikor is built for those operators. Our aim is simple: certify a household in minutes, and be able to prove that decision years later.
The problem we work on
Done by hand
Staff read pay stubs and benefit letters, retype the numbers into spreadsheets, and apply income limits from a government PDF. It is slow, and one transcription error can change a household's eligibility.
Hard to prove later
Records live as files on a shared drive that get overwritten. When a reviewer asks how a decision was reached two years ago, reconstructing it is painful, and sometimes impossible.
High stakes
A non-compliance finding can put at risk the tax credits a property depends on, across a compliance period of 15 years or more.
How we build it
A certification is only useful if it holds up when someone checks it. These principles are built into the product, not added on.
A person checks every figure
Income is read from documents automatically, and none of it counts until a staff member opens the document and confirms the figures against it. Eligibility is then decided by fixed, versioned program rules. The same inputs always produce the same answer.
Every decision shows its work
Each result carries the calculation, the rule version, and the regulatory citation it applied.
Records stay as certified
Records can't be edited after they're certified. A correction creates a new version, and the original is preserved.
Proof on audit day
Every change is logged with who, when, why. On audit day, you can prove what you certified on any date.
Why now
- Reading income reliably from pay stubs and benefit letters is now practical.
- HUD publishes official income-limit data that Verifikor loads directly.
- Rule changes such as HOTMA keep compliance moving, which raises the cost of getting it wrong.
What Verifikor is not
- Not a property management system. Verifikor imports unit data from the one you already use.
- Not a compliance consulting service. Verifikor is software your staff, or your consultant, can work in.
- Not an income verification service. Verifikor reads the documents the household provides.
